Tailte Éireann Registration is pleased to advise that from Tuesday, 28 July 2026, Copy Instruments requested electronically through Landdirect by practising solicitors acting for the registered owner will, as part of a phased introduction, be issued electronically via Tailte Éireann’s secure FileShare service.
This enhancement forms part of Tailte Éireann’s wider programme of digital service delivery and is intended to provide a faster, more efficient service to practitioners and their clients.
Once an application has been completed and entitlement to the requested document has been confirmed under Rule 159 of the Land Registration Rules, the Copy Instrument will be made available as a secure PDF download through FileShare.
Benefits of the new service include:
- Faster receipt of Copy Instruments.
- Elimination of postal delivery delays.
- Reduced turnaround times between application completion and document delivery.
- Secure electronic transmission directly to the requesting solicitor.
The legal basis on which Copy Instruments are issued remains unchanged. Applications will continue to be assessed in accordance with Rule 159 and existing procedures governing access to filed copy documents.
There is no change to the application process. Solicitors should continue to apply for Copy Instruments through Landdirect in the usual manner. Following approval of the application, the Copy Instrument will be delivered electronically through Tailte Éireann’s secure FileShare service rather than by post. FileShare uses secure transmission and access controls to protect the confidentiality of documents during delivery.
Registration for a FileShare account is not required to receive Copy Instruments. Documents can be accessed using the secure link provided in the FileShare email. However, solicitors who regularly receive Copy Instruments may wish to register for a FileShare account, which provides a single login for all FileShare deliveries, quicker access to documents, visibility of previously received files during their retention period, and access to download and activity history. Guest access will remain available for occasional users.
This initiative is expected to significantly reduce the time between completion of an application and receipt of the requested document while maintaining the high standards of security, confidentiality and data protection expected by practitioners and their clients.
