Validation Units
Dedicated Validation Units were established in 2024 to address the high percentage of applications lodged which contain avoidable errors. We aim to complete validation checks within 15 working days of receipt of an application.
The validation process involves passing each application through a series of pre-defined checklists specific to the application type.
Where the minimum requirements for lodgement have been met, the application will pass through the validation unit and will be placed in date of lodgement order for processing. The status of the application will be updated to ‘Validated’.
Please note that clarifying queries may be raised during any of the processing stages following validation.
Avoidable errors lead to rejection
Where an application contains avoidable errors, and fails to meet the minimum requirements set out on the checklist, the application is returned immediately to the lodging party for amendment. The application is closed and a new application number is provided on re-lodgement with a new date for priority of processing being the date of re-lodgement.
Over 36%* of applications affecting registered lands, and 60%* of applications for First Registration on the Land Register, do not meet the requirements and are returned to the lodging party.
If the relevant checklist has been adhered to on re-lodgement, and the original defect remedied, the application will pass through the validation unit and on to processing.
First Registration Validation Unit in Roscommon
A dedicated First Registration and Section 49 Validation Unit is in operation in our Roscommon office since April 2026.
All applications affecting all 26 counties in Form 1, Form 2, Form 3, Form 3 (MSB), Form 5, in addition to all Section 49 Cases in Form 6, should be lodged in person or by post to:
